Radon, the second-leading cause of lung cancer in the United States, is the biggest health concern with home buyers today. Because of the seriousness of radon, Nelson Family Realty became a NRPP Certified Radon Tester. We now offer radon testing as a FREE service to all of our Buyers and Sellers!

Radon Testing and Mitigation

In 2014, Minnesota passed the Minnesota Radon Awareness Act. This act requires Sellers to inform home buyers whether their home has been tested for radon, and if so, what the levels are and whether the home has been mitigated. In addition, Sellers must provide a warning statement and a two-page publication about radon to the Buyer.

The EPA and the Minnesota Department of Health recommend radon mitigation if radon levels measure at or above 4 pCi/L (picocuries of radon radiation per liter of air). Nearly every Buyer conducts a radon test with their home inspection, unless the Seller provides test results showing levels less than 4 pCi/L or has installed a mitigation system. The EPA does not require homeowners to install a mitigation system; however, Buyers expect it. If radon levels measure 4 pCi/L or higher and the Seller does not install a system, Minnesota state law requires that they disclose those test results to any future Buyers.

How We Help!

Typically, after signing the purchase agreement, the Buyer hires a third-party inspection company to conduct their radon test. The inspector charges around $125-$175 for the test. Unfortunately, the test is conducted on a random day, and weather factors can adversely affect the test results.

However, we believe our clients deserve a fair control over the testing process. Nelson Family Realty became a NRPP Certified Radon Tester, and conduct free radon tests for all of our buyers and sellers. In doing so, we provide fair and accurate tests without adverse test conditions skewing the results.
